Clipping championship for real estate: tours, live streams and the CRECI number on every video

Realtors, agencies and developers have plenty of video and little distribution. A clipping championship fixes distribution, but every clip about a property is an ad, and in Brazil a realtor's ad has rules: the CRECI number, written authorization and no made-up prices in the caption. Here is how I would set one up for the sector.

Clipping championship for real estate: tours, live streams and the CRECI number on every video

A clipping championship for real estate pays clippers to turn property tours, launch live streams, industry podcasts and educational content from realtors, agencies and developers into short videos on TikTok, Instagram, Facebook, YouTube and Kwai. On Cut.Pro, creating one is free, the prize is paid in credits (500 minimum) or, for Brazilian organizers, in PIX (from R$ 5,000, with a 20% platform fee on the prize), and approval takes up to 2 business days. The rule that changes everything in this sector: in Brazil, Lei 6.530/78 forbids realtors and agencies from advertising without their CRECI registration number (CRECI is the regional council that licenses real estate brokers), so every clip has to carry that number.

I will follow the order of the form and say what I would pick for the sector. The usual disclosure: I work at Cut.Pro.

Is a realtor's clip advertising?

For practical purposes, treat it as if it were. The clip exists to promote your professional activity, and you are paying for it to circulate. Since Cut.Pro championships run in Brazil, four Brazilian rules matter more than any field in the form:

Rule What it says What changes in the championship
Lei 6.530/78, art. 20, IV Realtors and agencies may not run "an ad or printed material about the professional activity" without stating their registration number Every clip carries the CRECI number
COFECI Resolution 1.065/2007, art. 7 The rules apply "to any kind of advertising or documentary disclosure"; in spoken media, the number must also be said out loud It covers short video too, and it is worth saying the CRECI number on camera
Lei 6.530/78, art. 20, III They may not "publicly advertise a transaction proposal" they have not been authorized to offer in writing Only properties with a current written authorization go in the archive
Lei 6.530/78, art. 20, V They may not advertise a property in a subdivision or condominium without stating the registration number of the subdivision or development at the property registry For a launch, the development's registration goes in the caption text

The resolution also defines the format: for an individual, the name followed by "Corretor de Imóveis" (real estate broker) and the number preceded by CRECI; for a company, the number with the letter "J". The required expression cannot be smaller than 25% of the size of the name. The resolution does not mention the internet by name, but article 7 covers any kind of advertising, and I would not bet on vertical clips being exempt.

One more point, from art. 20, II: realtors may not help unlicensed people practice the profession. Clippers distribute video; they do not negotiate, quote terms or broker deals. Write that in the brief.

Before you open the form: do you have material?

A clipping championship distributes something that already exists. In real estate, good material comes in four types:

  • Property tours. They perform well but expire: the property sells, the authorization ends, and the clip keeps circulating. Only list properties with written authorization to advertise, and remove them from the archive when it ends.
  • Launch live streams and events. A developer with a new project has the best combination: a set date, lots of interest and months of sales ahead.
  • Podcasts or interviews about the market. Market outlook, neighborhood trends, negotiation stories. Strong opinions clip well.
  • Educational content. Financing, paperwork, first-time buyer mistakes. This performs best in a championship, because it does not expire when a property sells.

If all you have is five one-minute tours, do not open a championship yet. A hundred clippers will post the same five properties.

A common-sense precaution for tours of occupied homes: tell clippers not to highlight family photos, documents on a table or anything that identifies the residents. It is not a form rule; it is the kind of clip you do not want with your CRECI number underneath.

Stage 1: the championship

Name, description, category, a 16:9 banner and a square logo (500x500 or larger). For agencies and developers, the logo is the company's. I already wrote the field-by-field walkthrough in how to create a clipping championship.

Visibility: public attracts outside clippers, who are the ones who bring new audiences. Invite-only makes sense for an agency that wants to reward its own team of realtors for clipping the agency's videos, with entry by email or invite link.

Stage 2: the rules, decided for real estate

Networks and tags

TikTok, Instagram and Facebook are measured through the participant's connected account; YouTube and Kwai come in through the public video link. Property sells well on Instagram and Facebook thanks to local audiences; I would start with those and TikTok.

#cutpro is required in every championship, and you add at most 2 hashtags of your own per network, plus profile tags with @. Use one exclusive hashtag (#AgencyNameClips) and the @ of the realtor or agency, which is where interested buyers go. A tag only counts with the @; a bare name does not. If a clipper forgets the tag on TikTok, Instagram or Facebook, they can fix the description later without reposting.

Video requirements: this is where the CRECI number goes

Requirements are optional and checked when each video is reviewed. In this sector, two stop being optional in practice:

Requirement How to use it in real estate Watch out
Required caption text Name, "Corretor de Imóveis" and "CRECI no. ..." (or the agency's CRECI with J); for a launch, the development's registration Give the exact text in the brief, ready to copy
On-screen text The same details visible in the video Say where to place it so it does not cover the property
Logo or watermark For agencies and developers The platform looks for the logo in each video and flags it during review
People who must appear The realtor, if it is a personal brand Gets in the way of tours without the realtor on camera
Link in bio Tempting for leads Clippers with several accounts give up; keep it for invite-only championships

I would require caption text with the CRECI number and on-screen text, and add the logo only for companies. Link in bio looks like the right requirement for leads, but it is too heavy for clippers; the realtor's @ in the tags already sends interested people to the right place.

And say the CRECI number on camera. If the tour opens with "I'm So-and-so, real estate broker, CRECI such-and-such", every clip that catches the opening already covers the spoken part of the resolution.

The brief: what clippers must not write

Three prohibitions I would put in the brief:

  1. No price, terms or square footage in the caption. Under Brazil's Consumer Protection Code (art. 30), sufficiently precise information in advertising binds the supplier who uses it. An old price in a caption that keeps circulating is your problem, not the clipper's. And art. 37 forbids misleading advertising, including by omission.
  2. No negotiating. Anyone asking about price in the comments is sent to the realtor's @.
  3. No "last unit", "today only" or urgency you did not write.

A clip that breaks the brief is rejected with the reason rule violation. The participant can appeal until the championship ends, once per rejection, so write the rule in a way you can point to.

Stage 3: which prize model for real estate?

Your goal Model Why
Launching a development Per thousand views with caps, scheduled start Reach concentrated in the sales window, with a known maximum
A realtor's personal brand Ranking with a weekly prize Keeps clippers active through months of educational content
Testing tour formats Per post with a per-person limit Pays for the piece, and you find the format that works

For most, I would go with per thousand views. Each video earns a set amount for every 1,000 full views of that video, with no adding up across videos. With three settings:

  • Per-participant cap, mandatory in new per-thousand-views championships. In the per-thousand-views championships already closed on Cut.Pro, the top participant took roughly 23% to 87% of the prize, with a median near 45%.
  • Per-video cap, so one penthouse tour does not eat the whole prize.
  • Different rate per network, if a thousand views on Instagram in your city are worth more to you than a thousand on Kwai.

The championship closes when the prize runs out; the end date is a limit, not a guarantee. On amounts: there is no right number. NPR reported in May 2026 campaigns paying from US$0.50 to US$25 per thousand views, depending on who pays and what is being promoted. Start low and raise it if nobody joins.

What about leads?

The platform measures views, likes, comments and shares. Contacts, visits and sales you track on your side: ask every lead how they found you and write it down. How to separate what the championship delivered from everything else is explained in how to measure clipping championship results.

A scheduled start for launches

The start can be right after approval or on a set date. For a developer, set it to the launch event and add the live stream recording to the archive as soon as it ends. Remember that approval is manual and takes up to 2 business days: create it with time to spare.

The republishing license

When they sign up, participants accept terms that let the organizer republish the clips on the organizer's channels and profiles, including monetized ones, without transferring ownership of the video and without adaptations that distort the original. For an agency, that is a bank of tested clips for the company profile. Before reposting a tour, check that the authorization for that property is still current.

Where to start

Gather the educational content and the tours with current authorization, write the exact name and CRECI text plus the three prohibitions in the brief, require caption and on-screen text with the CRECI number, and go with per thousand views with a per-video and a per-participant cap.

If you are a developer thinking like a brand, the post on clipping campaigns for brands complements this one. Choosing hashtags is explained in clipping championship hashtags, and the three prize models in prize models.
